Pre-Construction
A summary of Pre-Construction Services would include: Creation of the Master Project Budget and Schedule, site evaluation, constructibility and value engineering review, and estimating services. In addition, WLCCS can assist in preparing or providing General Conditions “boiler plate” documentation and prepare project scoping for bid purposes. We prepare the OPSC additional grant worksheet (SDWAG) and assist the Client with agency approvals and all required utility service applications and permits. WLCCS has the capability to assist the Client with the “Commissioning Process” for CHPS or LEED designated projects or “BIM” (Building Information Modeling) systems.
Bid/Award
A summary of Bid/Award Services would include: Act as the Client’s agent to provide advertisements and generate bidder interest, handle all bid inquiries and plan/addenda distribution, conduct bid evaluation, and review and resolve bid protests (should there be any). In addition, WLCCS will assist the Client with issuance with Notices of Award (NOA) and Notices to Proceed (NTP).
Course of Construction
A series of Course of Construction Services would include: Administration of the prime contractor on behalf of the Client (process all contracts, pay applications and all job correspondence), conduct all field construction meetings, monitor and update the CPM schedule, evaluate and guard the Client against excessive change orders or defects, assist the Client in obtaining permits and fees, assist the Client in providing testing/inspection services and surveyor and coordination of shop drawings. In addition, WLCCS monitors and processes all field documentation (submittals, RFI's, safety meetings, daily logs, etc).
Closeout
A summary of closeout services would include the verification that all systems are operational and ready for Client use, assist the Architect and Inspector with the punch list and final testing, provide the Client with accurate as-built drawings, collect all closeout paperwork on behalf of the Client (warranties, releases, O&M manuals, etc.), and assist with warranty related items.
General Conditions
A summary of General Conditions would include: Full-time, on-site supervision by a qualified superintendent, required clerical support, safety program, temporary fencing or barriers, field survey, and staking. In addition, WLCCS also provides the construction trailer, temporary utilities, phone service, toilets and facilities along with miscellaneous equipment rental. We maintain the jobsite “as-builts” and provide for jobsite security monitoring and final project cleanup.
