WLC Construction Services, acting as the “Construction Manager” of CM, replaces the need for a traditional contractor. We work for and are selected by the Client, not a public low bid process as with a general contractor. More importantly, we are also committed to eliminating the traditional adversarial relationship between the Architect, Contractor and Client. We serve as the Client’s construction representative, providing preconstruction, course of construction, and closeout services.

A summary of Course of Construction Services would include: Administration of the prime contractor on behalf of the Client (processing all contracts, pay applications and all job correspondence), conduct all field construction meetings, monitor and update the CPM schedule, evaluate and guard the Client against excessive change orders or defects, assist the Client in obtaining permits and fees, assist the Client in providing testing/inspection services and surveyor and coordination of shop drawings. In addition, WLCCS provides competent full-time on-site supervision of prime contractors and all field documentation (safety meetings, daily logs, etc.).

A summary of closeout services would include the verification that all systems are operational and ready for Client use, assist the Architect and Inspector with the punch list and final testing, provide the Client with accurate as-built drawings, collect all closeout paperwork on behalf of the Client (warranties, releases, O & M manuals, etc.), and assist with warranty related items.

WLC Construction Services, Inc. can also provide Program Management and Pre-Planning services to clients anticipating growth and a long term building program. WLC is experienced in facilities master planning and programming, program budget and scheduling, needs assessment and the public agency approval process. We maintain a strong relationship with OPSC and are experts in funding procurement. WLC Construction Services, Inc. is equipped to serve as the Client’s agent in contract administration and consultant coordination required to execute you building program.
